Two self-catering detached holiday cottages, both on one floor only.



Website has information on transport, map, area. Our village does not have any public transport facilities. It does not have shops, pubs. It does have a telephone box, and a post box! Alnwick, which is 6 miles away, has the nearest facilities.


Arrival & Car Parking Facilities

There is car parking for two cars for each cottage. Assistance can be given to help with bags to the cottages. Lumbylaw Cottage is 10 paces from the car parking area. Garden Cottage is 30 paces from the parking area.

Surface of path – Lumbylaw Cottage has a concrete path. Garden Cottage has a gravel path. If visitors find this difficult to negotiate, they can park in an alternative place where they would have to walk along a stone flagged path of 30 paces.

On arrival, visitors will see a sign saying “Cottages”, with an arrow.

All areas from cars to cottages are lit with security lights.


Main Entrance & Reception

Visitors are asked to detail their estimated time of arrival within reasonable parameters. The proprietor or a colleague meets guests on arrival.



Lumbylaw Cottage has: washing machine, tumble drier, washing line available, clothes airer/stand, iron and ironing board.

Garden Cottage has: Iron and ironing board. No clothes washing facilities – proprietor can wash and dry clothes when/if necessary.


Leisure facilities

Brochures are placed in both cottages suggesting local places of interest. The farm itself also has several very nice walks shown on a map provided.



Lumbylaw Cottage: 3 bedrooms, one double (5 foot wide) bed, two twin rooms each with two single (3 foot wide) beds. Garden Cottage has one double bedroom (5 foot wide bed).

Bedding:  All beds have non-feather duvets, a choice of 4.5 or 9 tog or both together.  All pillows are non-feather.

Hot-water bottles and hairdryer provided in each cottage.


Bathroom, Shower-room & WC

Lumbylaw Cottage has: two bathrooms. One with bath/shower (with grab-rail), basin, toilet, heated towel rail, shaver socket.

The other with walk-in shower (& grab-rail), basin, toilet, heated towel rail, shaver-socket.

Garden Cottage has: bath/shower (with grab-rail), basin, toilet, heated towel rail, shaver socket.


Self-Catering Kitchen

Lumbylaw Cottage has: electric cooker, dishwasher, microwave, fridge-freezer, table, chairs for up to 6 people, and a good range of cookware, crockery & cutlery.

Garden Cottage has the same as the above (but no dishwasher), for 2 people.


TV’s, Machines

Televisions have instructions in situ.  Freeview.  DVD Player (please bring your own DVD’s).

WiFi: Both cottages have access to WiFi, but this area is not “Super-Fast” yet.

Machines have instructions in situ.

Fire alarm procedures are provided in each cottage.


Grounds & Gardens

Both cottages have their own gardens, with a garden seat. Additional seating in the form of deck chairs, and portable chairs are also provided. Visitors can walk down the farm tracks, and farm drive. As it is a working farm, visitors are not encouraged to allow children unattended to enter the farm yard.

All bookings and reservations are carried out through Mrs S A LEE, at the address on the booking form (Lumbylaw Farm etc).

Your data is solely used for the purposes of making a booking with us. We do not pass on your information to any third parties.



  1. Booking and reservations shall be negotiated by us on payment of a deposit of 33% of the total amount.
  2. The balance shall be payable eight weeks before the commencement of the holiday.
  3. If the Holidaymaker books the holiday less than eight weeks from its commencement, the full holiday charge shall be payable on sending the Booking Form to Mrs Lee.
  4. Receipt of any deposit shall not constitute acceptance of any booking.
  5. All payments should be made to Lumbylaw Cottages at the Lumbylaw Farm address.



Any cancellation made by the Holidaymaker (for whatever reason) shall be in writing addressed to Mrs Lee at the Lumbylaw Farm address. The following applies:


  1. If Mrs Lee should be unable to relet the holiday accommodation at all, then all monies paid by the Holidaymaker (whether by way of deposit or otherwise) shall be forfeit to her.
  2. If Mrs Lee shall be successful in reletting the holiday accommodation for the entire period originally booked, she shall refund all monies paid (whether by way of deposit or otherwise) less a handling charge of £25 per week booked.
  3. If Mrs Lee shall only succeed in reletting the holiday accommodation for a proportion of the period originally booked, she shall refund that proportion of monies paid (whether by way of deposit or otherwise) that the period relet bears to the period originally booked, less a handling charge of £25 per week booked.



Upon receipt of your booking confirmation, please check the details to make sure they are correct. Any corrections can be made up to 28 days from receipt of confirmation, but cannot be rectified beyond that date.



We offer you “Booking Protect” which is a refund scheme, should you have to make a last minute cancellation.  Or you may like to use your own insurance.


NUMBER OF PERSONS USING THE HOLIDAY ACCOMMODATION shall not exceed the maximum number stated on the Cottage/s details.



The Proprietor or her representatives shall be allowed access to the holiday accommodation at any reasonable time during any holiday occupancy.



The Holidaymaker shall keep accommodation and all furniture, fixtures, fitting and effects in or on the holiday accommodation in the same state of repair and conditions at the commencement of the holiday, and shall leave the holiday accommodation in the same state of cleanliness and general order in which it was found.
